Protecting the Environment
By embracing our local wildlife and wetlands we're able to find the natural balance that allows Tuscany Hills to transcend its surroundings.

The Tuscany hills site is characterized by a mosaic of vegetation and wildlife communities. This mosaic of vegetation provides habitat for a diversity of wildlife species in the region. The guiding principals of the site plan are to preserve and protect this diverse landscape character and to blend proposed structures and activities within it.



Employ an open space and natural habitat protection concept that focuses on limiting development, to a clearly defined 'build zone' in order to retain the balance of the parcel ownership as natural open space, or 'wildland'. This Minimizes disturbances to the natural landscape and preserves the area's natural resources. Using a clustering approach to the location of buildings, recreational facilities, and lakeside / marina activities will minimize environmental impacts.

Design of residential units shall have tiered pads as necessary to minimize cut and fill, erosion, and preserve the existing landscape. This approach will keep the building massing in character with surrounding landforms.

Site Grading shall have a natural appearance and be in tune with the natural land forms of the area with gentle sloping terrain. Grading shall minimize impact to adjacent undeveloped areas to maintain water quality in the wetlands, Tulloch Reservoir, and to preserve existing vegetation including heritage oak trees.

Drainage design principals shall include: minimized slope gradients to allow ground water recharge, avoidance of concentrated drainage outfall, minimized run-off velocity to diminish erosion and protection of existing drainage patters wherever feasible.

The plan has integrated approximately 259.5 acres of golf, designed to compliment the 339 acres of open space. To Minimize impacts on the environment, the golf course shall follow construction and management practices that employ habitat sensitivity, native and naturalized plants, water conservation, waste management, energy conservation, and allowance for animal linkages within and across the site.
